For years I did what you may be doing right now, I had the enormous task of being the person who was supposed to find the next great business location. The truth is, no one in the office wants the job. Its expected you will find the best location at the least price possible. If you hit a home run then great, but if things don't turn out so well?

I wish I knew 10 years ago what I know today. Commercial real estate can be extremely rewarding or very unforgiving for those who make a misstep. Years ago I learned in the school of hard knocks and expensive lessons why certain locations did well for some businesses and other seemed to be certain failures. The thing is, what your business needs isn't what someone else needs. Why pay for a high traffic location if the traffic you get has no interest in the service your business provides? Did you really "save money" with that location if you don't have customers?

 

Commercial real estate here in Lansing is one of the most rewarding things I have ever done in my life. I love to put myself in the position of the customer and the business owner to find a solution that makes the best use of every dollar you invest. And I love to see businesses succeed in the buildings I helped them select.

So what exactly do I wish I knew 10 years ago? That I could have had a professional doing all the heavy lifting for me. That they could take care of appointments, finding those buildings that weren't on the market yet and tracking down owners. And that the cost of such service really wasn't a cost at all. As a buyer or tenant it would have normally not cost me a thing. As a seller and landlord, my costs were already high with lost nights and weekends trying to find tenants, determine if they were credit worthy and figuring out leases. What I didn't realize back then was that a professional could have helped me to not under price my property, not waste months with the rent set $100 too high and to get my property in front of buyers looking for properties just like mine.
